Student loans rarely block a VA approval on their own. What blocks it is a payment that was never calculated, documented, or matched to the right investor. This guide walks you through getting approved for a mortgage with student loans: how each loan is counted, how to work out your own debt-to-income (DTI) ratio, and how to line up a VA loan with a 500 FICO floor and access to 500+ wholesale lenders through Duane Buziak. By Duane Buziak, NMLS #1110647.
Before you start, gather your latest student loan statements, two years of income documents, and your Certificate of Eligibility (COE) if you already have it. If you do not, Step 7 covers how to request one.
Step 1: Pull Your Student Loan Details and Identify Each Repayment Status
Build a one-page list with a row for every loan: servicer, current balance, monthly payment, and repayment status. The status is one of four: standard repayment, an income-driven repayment (IDR) plan, deferment (payments paused with approval, often for school or hardship), or forbearance (payments paused or reduced at the servicer’s discretion). Federal loans are all visible after you log in at StudentAid.gov.
Status matters because an underwriter treats a $0 income-driven payment, a deferred loan, and an active payment differently. Do not assume “deferred” means “ignored.” Many files get stuck because the borrower believed a paused loan would not count, then learned the underwriter had to assign a payment anyway.
Two common mistakes to avoid:
- Working from memory or an old servicer email. Use the current statement, since balances, plans, and servicers change.
- Forgetting private loans. They do not appear in the federal portal, so pull those statements or your credit report separately.
It also helps to know who you will be working with. Duane Buziak is an independent broker with a 500 FICO floor and access to 500+ wholesale lenders. Veterans United is a direct lender with a published 620 minimum and a single shelf, and Rocket and Movement are direct lenders working from their own rate sheets. Because investors read student loan payments differently, a broker can match your loan statuses to the investor whose guidelines fit them. That 500 floor is an investor-level minimum, not a promise of approval.
Step 2: Learn How VA Underwriting Counts Student Loan Payments
The VA does not set a hard DTI cap. As of 2026, the VA Lenders Handbook (Chapter 4) uses DTI together with residual income, and a ratio above the 41% benchmark generally calls for closer review rather than an automatic denial. The VA home loan pages explain the benefit itself. The VA also sets no credit score minimum. Investors do, which is why the investor you choose matters.
The treatment of paused loans is where files diverge:
- Deferred or in forbearance: VA guidance generally requires counting a payment if the deferment ends within 12 months of closing. A deferment that clearly runs longer, with documentation, can be treated differently. Confirm the current wording in Chapter 4 before relying on it.
- Income-driven plans: A documented $0 payment may be accepted under some guidelines, but investors can add overlays, so ask before you assume.
Other loan types calculate differently. Under Fannie Mae’s Selling Guide, conventional files generally use the documented payment, or a percentage of the balance (historically 1%) when no payment is documented. FHA applies its own percentage-of-balance approach under the HUD Handbook 4000.1. Verify the current figures in each source, since they have changed before.
The misconception to drop: student loans do not disqualify you. Unaccounted-for payments do. If every loan is documented and the payment is calculated correctly, the underwriter has nothing to discover.
Step 3: Calculate Your DTI and Residual Income With Your Real Numbers
DTI is your total monthly debt payments divided by gross monthly income. Run it like this:
- Estimate the proposed housing payment: principal and interest, property taxes, homeowners insurance, and any HOA dues.
- Add every monthly debt: student loans, car payments, and minimum card payments.
- Divide the total by gross (pre-tax) monthly income.
Illustration, not a quote. Suppose you earn $8,000 gross per month and buy at a $340,000 price with no down payment. The first-use VA funding fee at 0% down is 2.15% as of 2026 per the VA funding fee table. Veterans receiving VA disability compensation, among other groups, are exempt.
- Funding fee: $340,000 × 2.15% = $7,310, financed for a total loan of $347,310.
- Principal and interest at an illustrative 6.5% over 30 years: about $2,195.
- Taxes at an assumed 1% of price: about $283. Insurance: about $120.
- Housing payment: about $2,599.
- Other debts: $410 student loan + $350 car + $90 card minimums = $850.
Total debts of $3,449 divided by $8,000 gives a DTI of about 43.1%. Now suppose your documented income-driven payment is $120 instead of $410. Total debts become $3,159, and DTI drops to about 39.5%, below the 41% benchmark. The rate here is illustrative only. Your actual rate depends on your file and the market.
Residual income is the VA’s cushion: what is left each month after taxes, housing, and debts, compared against a minimum that varies by region, family size, and loan amount. The tables are in Chapter 4 of the VA Lenders Handbook. Strong residual income can support approval at a higher DTI, which is a real advantage over other loan types.
Step 4: Reduce the Damage Before You Apply
Start with credit actions that move scores and DTI without costing you cash you need later:
- Pay down revolving balances to lower utilization. Card balances can move a score faster than almost anything else.
- Dispute genuine errors on your reports, such as a loan listed twice or a paid account still showing a balance.
- Do not open new accounts or finance anything before closing.
Duane Buziak offers free DIY credit improvement resources if your scores need work. Rebuilding is not a prerequisite for talking to a broker, though. Many files can start now.
On the student loan side, ask whether a different repayment plan is appropriate for your situation. Be careful here. Federal repayment plan rules have changed repeatedly, and some plans have been closed, replaced, or tied up in court, so confirm what is currently available at StudentAid.gov as of 2026 rather than relying on a headline or a forum post. A plan change can lower your payment, but it may also extend your total cost, so weigh both.
Do not pay off a small installment loan blindly. Compare the cash it takes against the cash you need for a down payment, closing costs, and reserves. Eliminating a $90 monthly payment helps DTI, but not if it leaves you short at closing. The right answer comes from running both scenarios.
If you do make a lump-sum payment, keep the statement showing the payoff or the new balance. Underwriting can only remove a payment from DTI when the paperwork proves it.
Step 5: Get Pre-Qualified With a Soft Pull Before Any Hard Inquiry
A soft pull checks your credit without leaving an inquiry that scoring models count; a hard pull is a formal inquiry that can lower your score slightly. NoTouch Credit Pull is Duane Buziak’s soft credit pull mortgage pre-qualification: it lets you see real numbers, with your student loans included, before any hard inquiry, so it works as a no credit hit mortgage application at this stage. It differs from a standard pre-approval, which typically requires a hard pull before you see terms.
That matters when you are testing a tight DTI. You can see how a $410 payment compares with a documented $120 payment, or how a deferred loan affects the result, and adjust your plan without spending inquiries. A no hard inquiry mortgage pre approval gives you room to experiment. The hard pull comes later, when you commit to a specific path.
Direct lenders vary in how they handle this. Per their published standards as of 2026, Rocket and Movement generally ask for a full application and a hard pull to produce firm numbers, and Movement’s VA floor is 580 FICO. Veterans United publishes a 620 minimum. Confirm current requirements with each directly, since they update them.
A mistake to avoid is collecting several hard-pull pre-approvals across weeks. Scoring models generally treat multiple mortgage inquiries within a short window, often somewhere between 14 and 45 days depending on the model, as a single inquiry. See myFICO’s explanation of inquiries and keep your comparison shopping inside that window.
To get started, send your recent pay stubs, W-2s, student loan statements, and COE if you have it.
Step 6: Compare Programs and Let a Broker Shop 500+ Wholesale Investors
Here is how the main paths compare. Details reflect published information as of 2026 and can change, so confirm current terms before deciding.
| Provider | FICO Min | Lender Type | Loan Shelf | Fees | Student Loan Treatment | Pre-Approval Method |
|---|---|---|---|---|---|---|
| VaLoansPro.com (Duane Buziak) | 500 (VA, investor-dependent) | Independent broker | 500+ wholesale investors across VA, FHA, USDA, Conventional, and more | Broker-negotiated and shop-able | Matched to the investor whose calculation and overlays fit your loan status | NoTouch Credit Pull (soft pull) |
| Veterans United | 620 | Direct lender | Single VA-focused shelf | Per published disclosures; origination fee on the higher side | One set of guidelines and overlays | Application-based; confirm pull type |
| Rocket Mortgage | No public VA-specific floor | Direct lender | Single shelf | Per published disclosures | One set of guidelines and overlays | Full application and hard pull |
| Movement Mortgage | 580 (VA) | Direct lender | Single shelf | Per published disclosures | One set of guidelines and overlays | Full application and hard pull |
| FHA, USDA, Conventional (Duane Buziak’s shelf) | Varies by program and investor | Independent broker | Same 500+ wholesale investors | Broker-negotiated | Different payment calculations than VA | NoTouch Credit Pull (soft pull) |
Veterans United deserves credit for its VA specialization and scale. For a borrower at 620 or above, it is a legitimate option. The difference is structural: one shelf versus hundreds. Duane Buziak is a Scotsman Guide Top Originator (#114 nationally) and was named VA Broker of the Year for 2024 and 2025, and NoTouch Credit Pull gives you digital, no-hit pricing before you commit. Because investors differ on how they calculate student loan payments and which overlays they add, the same file can get different outcomes at different investors. A soft pull mortgage broker can test that. A single-shelf lender cannot.
If student loan DTI makes VA tight, FHA, USDA, or conventional may fit better. Dynamo DPA offers 2.5% or 3.5% assistance with a 580 FICO minimum, and Turbo DPA offers 3.5% or 5% with a 600 FICO minimum, per program specs. Availability varies, so ask. Duane Buziak can also structure no-out-of-pocket closing options in some scenarios.
There is no membership requirement tied to your branch or military family. Any VA-eligible veteran can apply.
Step 7: Submit Your Documents and Prepare for Underwriting Conditions
Collect these before you submit:
- Your COE, which you can request through VA.gov.
- Current student loan statements for every loan.
- Your income-driven plan award letter, if applicable.
- Deferment or forbearance letters showing the end date.
- Two years of income documents and recent bank statements.
Know your price ceiling too. As of 2026, the FHFA baseline conforming loan limit is $832,750, with higher limits in designated high-cost counties, per the FHFA conforming loan limit values. That baseline applies in most counties across Virginia, Florida, Tennessee, and Georgia, though Northern Virginia and some coastal Florida counties have higher figures. VA borrowers with full entitlement generally have no VA loan limit, as explained on the VA loan limits page. Check your county before you set a budget.
Expect conditions. Common ones for student loan files are a letter of explanation for a deferment, written proof of a $0 payment, and updated statements if the originals age out. Respond within 24 hours, since delays on a single condition can push your closing date.
Until you close, do not change jobs, add new debt, or miss a student loan payment. Any of these can change your DTI or your approval after underwriting has finished.
Your Student Loans Are a Calculation, Not a Verdict
Once your documents are in and conditions are cleared, the next stops are the appraisal, title work, and closing. Your broker coordinates those with the investor, so keep your phone and email close through the final stretch.

Student Loan and VA Mortgage Questions, Answered
Can I get a VA loan with student loans in deferment?
Yes, but as of 2026 VA guidance generally requires counting a payment if the deferment ends within 12 months of closing. Investors may add their own overlays, so confirm the rule with the investor.
Does a $0 income-driven payment count?
It can, if you document it with an award letter or servicer statement, though not every investor accepts it. Duane Buziak matches your file to an investor whose guidelines allow it.
What DTI do VA loans allow?
The VA sets no hard DTI cap, but 41% is the benchmark that triggers closer review, as of 2026. Investors can set their own limits, and strong residual income can support a higher ratio.
Will student loans hurt my credit score for pre-approval?
Not by themselves. On-time payments help your score, while missed payments, high revolving balances, or errors hurt it. Student loans mainly affect your DTI.
Can I get approved with a 500 FICO score?
Sometimes. The VA sets no minimum score, and Duane Buziak works with investors that go down to 500, but approval depends on your full file and is never guaranteed.
Should I pay off student loans before buying?
Not automatically. Compare the cash you would use against the cash you need for a down payment, closing costs, and reserves, then see how much the payoff actually improves your DTI.
Does forbearance count against me?
Forbearance itself is not a penalty, but underwriters generally treat a forborne loan like a deferred one and may assign a payment. Documentation of the forbearance end date matters.
Does a soft pull affect my score?
No. A soft pull, as used in NoTouch Credit Pull, does not create a hard inquiry and does not lower your score.
